The March numbers are in from the Selkirk MLS, and the Bonner County real estate landscape is showing some fascinating shifts. Whether you’re looking for a front porch in Sandpoint or a few acres out in Priest River, here is the quick breakdown of what happened last month.

🏠 Single Family Homes: A Tale of Three Cities

The residential market is moving at different speeds depending on your zip code:

  • Sandpoint: Activity is up! We saw an 11% increase in homes sold (487 units), while the average sale price dipped slightly by 4% to $818,138. It’s a high-volume, steady market.
  • Hope & Clark Fork: This area saw a massive 28% jump in the number of homes sold. However, the average sale price took a 15% haircut, landing at $907,619.
  • Priest River & Lake: The standout for appreciation. While sales volume stayed flat, the average sale price skyrocketed by 30%, now sitting at $665,705.

The Big Number: Across all of Bonner County, the average single-family home spent 95 days on the market.


🌲 Vacant Land: Finding Your Slice of Idaho

Thinking of building? The land market is currently a bit more selective:

  • Sandpoint: Prices are up 6% (avg. $382,434), but the number of parcels sold dropped by 19%.
  • Hope & Clark Fork: Sales volume cooled significantly, down 42%, with prices following suit at an 18% decrease.
  • Priest River & Lake: This remains the hotspot for land seekers, with an 18% increase in units sold and a steady 4% price growth.

🏢 Commercial Real Estate: Big Moves in Small Numbers

Commercial data can be volatile due to smaller sample sizes, but the trends are clear:

  • Priest River & Lake stole the show with a staggering 220% increase in average sale price, jumping from roughly $273k to $875,000.
  • Sandpoint saw a 23% dip in total commercial sales, though the average price climbed 6% to $744,300.
  • Hope & Clark Fork recorded a single sale in March, but it was a significant one at $577,000.

The Bottom Line

The Bonner County market is proving resilient but localized. We’re seeing a shift where some areas are becoming more accessible (Sandpoint residential) while others are seeing premium value spikes (Priest River residential and commercial).
